Developer sees Q site option for Chargers
"What Dealy and his River Waterfront Development Team envision is a construction project of epic scale, one that resembles the Chargers' original proposal in much the same way King Kong compares to Curious George.
It calls for some 5,000 residential units, 3.5 million square feet of office space, 500,000 square feet of specialty retail, 1,000 hotel rooms, 500 units of San Diego State student housing, 100,000 square feet of SDSU classroom and office space, 30 acres allotted to parkland and, conceivably, an eventual bullet train station.
Plus, one nifty new NFL stadium."

they're worried about congestion and density in Mission Valley???

Games the weekend before or after Christmas. I think you’d have to leave 24 hours in advance to make it for kickoff.

probably the only problems
would be monday night games where you would have some crossover between business traffic and game traffic. Mission Valley is a great place for high density housing. It is central, has the best access to mass transit, and there are a lot of businesses located there.
In a city with the population of SD, you have to have high density living near your business centers. Otherwise, everyone tries to live in the ’burbs and commute in. We all know how well that works in LA.
I just don’t buy the “density is a problem” argument for not doing this in mission valley.
The best site for a new charger’s stadium is right where the charger’s stadium currently is.

When the Chargers revealed their proposal for the Qualcomm site several years ago, one notable change was the parking allocation. I’ve heard before that the Q has the second largest parking lot of any venue in America (behind Meadowlands). The new stadium was going to have much less parking and would basically force most attendees to take mass transit. I imagine this would be the same deal. Traffic congestion on gamedays won’t be an issue if there is nowhere for these cars to park, because no one will even bother driving.
I think weekday traffic would be a problem if they plan on ten 25+ story office buildings to go along with all that new housing (plus the new construction being graded as we speak just north of Friars). That place is gonna be a frickin’ quagmire!
